Construction Manager, New Restaurant Openings

<div><p>The Construction Manager will be responsible for ensuring the progress of new restaurant franchise projects through the entire process from site selection to opening by providing guidance and support to franchisees; managing outside vendors; managing schedules, validating cost and quality of projects; and reporting status of sites in-process to internal partners. The Construction Manager will work both directly and indirectly with multiple other functions inside and outside of the Development Team, including real estate, design, procurement, operations, and technology.</p><p></p><p>This is a Remote position and will sit in the Western US market.</p><p></p><p><b>R</b><b>ESPONSIBILITIES</b></p><p></p><p><b>Project Leadership:</b></p><p>Directs and leads multiple construction projects within a designated territory: project management, planning, budgeting, FF&E, execution, vendor selection/management, quality control, resource management, etc. Acts as company liaison to Franchisees, contractors and vendors keeps them on schedule, holds them accountable and takes appropriate action in a timely manner to maintain proper project planning.</p><p><b>Project Support:</b></p><p>Provides guidance and support to franchisees on project specific costs, LL Work Letter and LOI obligation for the specific deal completes timely and accurate risk assessments on the construction timeline, pro-actively communicates issues and concerns and obtains project cost information from Franchisee once project is complete.</p><p><b>Schedule Tracking:</b></p><p>Directs the management of all Project Schedules by tracking projects based on defined project plan timelines: provides timely and accurate updates from the dates and schedule information within Inspire Brands development tracking systems and comprehensive communication with key project stakeholder teams including; Operations, Real Estate, Architecture,  IT,   Operations Equipment Engineering, and the Construction Support Team, for the purpose of coordinating and reporting all aspects of the schedule.</p><p><b>Brand Standards:</b></p><p>Ensures quality control and adherence to Brand specific design & construction standards and requirements for Franchise locations. Pro-active in identifying and communicating potential issues and concerns. Collaborating with the various Brands design groups for the feedback of Design related issues within the prototype plans.</p><p><b>Meetings and Communications:</b></p><p>Participates in various Brands Leadership team meetings and is an active participant with Operations, Franchising and Real Estate in support of opening new locations for all Inspire Brands chains.                                                                                                           </p><p><b>SIP Meetings:</b></p><p>Participates in construction meetings with his/her team: to ensure up-to-date data and information is being inputted and milestones are being achieved.</p><p><b>Special Projects</b></p><p>Participate in and / or handle special projects assigned by Department Leadership in conjunction with Inspire and Brand Leadership.</p><p></p><p><b>EDUCATION & EDUCATION QUALIFICATIONS</b></p><ul><li>2 Year / Associate Degree in Construction Management, Engineering, or related field</li><li>4 Year / Bachelor’s Degree degree in Construction Management, Engineering or Business Administration preferred</li><li>Required Minimum: 5-10 years’ experience in general construction (non-residential) and construction project management.<br/>Preferred: 10 years of experience in restaurant / retail construction management in a Franchise Organization</li></ul><p></p><p><b>REQUIRED KNOWLEDGE, SKILLS or ABILITIES </b></p><ul><li>Experienced in project management (construction)</li><li>Detailed knowledge of supporting technology, budgeting, estimating, scheduling</li><li>Strong relationship and influencing skills</li><li>Proficient in Excel, Word, Power Point, Outlook, and Cloud based project tracking solutions.</li><li>Working knowledge of building codes, ADA, federal and state requirements</li><li>Ability to navigate / work with regulatory agencies</li><li>Strong organizational skills</li><li>Persistent, detailed, and able to report clearly and accurately</li><li>Ability to manage multiple projects, in an aggressive time sensitive environment</li><li>Demonstrated management and leadership skills</li><li>Ability to develop and maintain relationships with vendors and suppliers.</li><li>Ability to determine the key step in a complex process to advance projects</li><li>Self-motivated with a tenacious attitude for solving problems</li></ul><p></p><p><b>DECISION-MAKING AUTHORITY </b></p><ul><li>Final approval of contractors, architects, engineers, and other consultants to the construction process</li><li>This position has 0 direct reports</li></ul><p></p><p><b>TRAVEL REQUIRED</b></p><ul><li>Travel requirement of up to 25%</li></ul><p></p><p><b>Salary: $90,627.53 - $177,898.48 per year</b></p><p>The salary range above represents the low and high end of the salary range for this position.
